1. Introduction

These Terms of Service (“Terms”) govern your access to and use of the Quinta da Arrábida website (https://delta.quintadaarrabida.pt) as well as your stay at our property. By accessing our website or making a reservation, you agree to be bound by these Terms and our Privacy Policy.

Quinta da Arrábida (“we,” “our,” “us”) reserves the right to modify these Terms at any time. Changes will be effective immediately upon posting on our website. Your continued use of our services after any changes indicates your acceptance of the modified Terms.

2. Booking and reservations

2.1 Booking process

Bookings can be made by:

  • Contacting us via email at info@quintadaarrabida.pt
  • Filling out the inquiry form on our website (book with us)
  • Booking through our authorized third-party platforms (Booking.com, Airbnb, etc.)

Please note that our website currently supports direct online bookings.

2.2 Booking Confirmation

A reservation is confirmed only after:

  • You receive a written confirmation from us via email
  • A 50% downpayment has been processed

2.3 Age restriction

Guests making a reservation must be at least 18 years of age to enter into a legal agreement with Quinta da Arrábida. By making a reservation, you confirm that you are at least 18 years old.

3. Deposits and security

3.1 Booking deposits

A 50% downpayment is required to secure your reservation. 

3.2 Final payment

The final payment for your stay must be completed according to the payment schedule provided in your booking confirmation.

3.2 Security deposits

The following security deposits are required for each accommodation type:

  • Manor House: 1,500€
  • Wood Oven House I: 500€
  • Wood Oven House II: 500€
  • Pine Tree House: 500€

The security deposit will be returned after check-out, subject to inspection of the accommodation for damages or missing items.

4. Minimum stay requirements 

4.1 Seasonal requirements

  • High Season (June 1st to September 31st): Minimum stay of 5 nights
  • Low Season (October 1st to May 31st): Minimum stay of 2 nights

Depending on availability, shorter stays (minimum 2 nights) might be arranged upon request.

5. Cancellation policy

5.1 Cancellation terms

Our cancellation policy may vary depending on the season, length of stay, and accommodation type. The specific terms applicable to your booking will be provided in your booking confirmation.

5.2 No-Shows

If you fail to arrive on your scheduled check-in date without prior notice, this will be treated as a no-show and may result in the cancellation of your entire reservation.

6. Check-in and check-out

  • Check-in is available between 16:00 (4:00 PM) and 23:00 (11:00 PM).
  • If you plan to arrive outside of these hours, please contact us in advance to make special arrangements.
  • Check-out time is no later than 11:00 (11:00 AM) on the day of departure.
  • Depending on availability, alternative check-in and check-out times may be arranged at no additional cost. Please contact us in advance to request this.
  • Late check-out without prior arrangement may incur in additional charges.

7. House rules

7.1 General conduct

Guests are expected to:

  • Respect the property and its surroundings
  • Maintain reasonable noise levels (no loud outdoor music)
  • Follow any specific instructions provided by staff
  • Respect the privacy and comfort of other guests

7.2 Smoking policy

Smoking is strictly prohibited in all indoor areas of our accommodations. Violation of this policy may result in additional cleaning fees.

7.3 Pet policy

Pets are not permitted at Quinta da Arrábida. Service animals may be accepted with prior arrangement and appropriate documentation.

7.4 Events and parties

No parties or events are allowed on the property, unless otherwise agreed in writing with Quinta da Arrábida management.

7.5 Additional guests

No visitors or guests other than those included in the reservation are allowed on the property, unless otherwise agreed in writing with Quinta da Arrábida management.

7.6 Damages and property care

  • The houses are equipped with quality and comfortable furniture, equipment, and decorative objects, which guests are expected to use with care.
  • All items are provided in perfect condition at the time of arrival, unless otherwise stated and verified.
  • If any damage occurs, guests will be required to pay for repair or replacement, with the option (replacement or repair) to be determined by Quinta da Arrábida.
  • An inventory (including prices) is available within each house.
  • All accommodations must be returned at check-out in the same condition as found at check-in.

8. Services

8.1 Cleaning services

The following cleaning services are provided:

  • Manor House: One hour every two days (except weekends); full house cleaning every five days (including sheets and towels)
  • Wood Oven Houses: Half hour every two days (except weekends); full house cleaning every five days (including sheets and towels)
  • Pine Tree House: Half hour every two days (except weekends); full house cleaning every seven days (including sheets and towels

8.2 Additional services

The following services are available at Quinta da Arrábida:

  • Extra cleaning services (upon request)
  • Laundry services (upon request)
  • Catering services (upon request, depending on availability)
  • Baby crib and high chair (free for children under 2 years old)
  • Beach towels (provided free of charge)
  • Air conditioning, WiFi, and Netflix (provided free of charge)

8.3 Breakfast

Quinta da Arrábida shall not be liable for any direct, indirect, incidental, special, or consequential damages, resulting from the use of our services or your stay at our property, except in cases of gross negligence or willful misconduct.

9.2 Personal belongings

We are not responsible for any loss or damage to guests’ personal belongings. We recommend that guests secure their valuables appropriately and consider travel insurance.

9.3 Force majeure

We shall not be liable for any failure or delay in performance due to circumstances beyond our reasonable control, including but not limited to natural disasters, acts of government, terrorism, or public health emergencies.

10. Intellectual property

All content on our website, including but not limited to text, images, graphics, logos, and software, is the property of Quinta da Arrábida and is protected by copyright and other intellectual property laws.

11. Privacy policy

Your privacy is important to us. Please review our Privacy Policy to understand how we collect, use, and protect your personal information.

12. Governing Law and Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of Portugal. Any disputes arising under these Terms shall be subject to the exclusive jurisdiction of the courts of Portugal.

If any provision of these Terms is found to be unenforceable or invalid, the remaining provisions shall remain in full force and effect.
